March Hamilton Home Sale Prices

The number of sales in the Hamilton-Burlington area decreased by 1.2 per cent compared to March last year.

We’re on course for a healthy spring market. The number of sales increased 40 per cent from February and 74 per cent compared to January.

Winter is a slower season(who wants to drive around in frigid temperatures?) and usually when clients start thinking about selling or prepping their house for sale in the spring.

The number of listings on the market has increased by 2 per cent, which means buyers have more options this year.

Average home sale price in Hamilton increased to $517,570 from $488,790 in 2018.

Average home sale prices in Hamilton by property style:

Detached-$567,852
Semi/Town/Row/Link-$456,925
Apartment style-$299,246

The most affordable areas in Hamilton are Hamilton Centre with an average home sale price of $372,046 and Hamilton East with an average sale price of $384,011.

Interestingly, the average home sale price in Flamborough dropped from $800,179 to $724,908 and the average sale price in Hamilton West, Hamilton Centre, and Ancaster increased by roughly $55,000.
